Office Tower

The glass clad tower facing the Marine Drive invites sweeping views of the Indian ocean while reimagining the traditional workspace as a lean, collaborative and serene environment. Situated on a 98 perch urban infill site in Colombo 04, the thirteen storey office complex includes three mezzanine levels, three basement levels and three upper parking levels.

Simple in its outward form, the building plays with split levels and fluid visual connections internally to create immersive spaces. The minimalist design is contrasted by curved spatial enclosures at the ground level and rooftop that soften the rectilinear built form and complement the communal spaces contained within.

Linked by shared curved staircases and curved floor cut-outs, select office levels are served by double-height meeting spaces and light-filled social spaces that allow communication between different floors. Such interactive office floors with split levels and interspersed greenery are incorporated into the building section at intervals to break the monotony of a conventional office development and foster an environment conducive to increased interactions. Typical office levels are open plan allowing double tenancy while the services are zoned along the length of the western façade to minimize solar gain.

The expressed facade of the tower draws on the natural aesthetic of the nearby shimmering ocean and the varying blue shades of the sky over the sea. The glazed outer envelope-a scattered composition of clear glass, pattern glass, frosted glass and solid alucobond panels tied together by a dark aluminum gridded framework-provides visual permeability with varying degrees of transparency allowing a clear line of sight to the vistas beyond. The façade not only enhances the tower’s aesthetic but also serves almost as a portal, framing vistas of the ocean and the Colombo city skyline, creating an urban sanctuary in the heart of the city.
