Situated in the heart of the Capital City overlooking Colombo’s coastline, Astoria combines luxury apartments, offices, shops and restaurants within a single complex, with the aim of promoting a densely planned approach to living and working in the twenty-first-century city. Developed for the Aviation Industry Corporation of China (AVIC) international conglomerate, the mixed-use development comprises of three residential towers of forty, thirty-nine and thirty-three storeys housing 472 apartment units and an eighteen storeyed office tower.  

The towers rise above a three-storey podium that knits into the surrounding block and responds to the scale of the adjacent buildings, which are of varying size, character and function. The towers are set back along the perimeter to frame a generous central landscaped terrace on the roof of the podium, which also houses recreational facilities for the residents including a swimming pool, gymnasium, clubhouse, kids play area, squash court and jogging & cycling track. Retail units including shops, restaurants and cafes animate the ground plane creating a fluid relationship with the surrounding pedestrian routes. 

The pool at the podium is surrounded by a timber deck and high level, vast garden space. Mostly introverted in orientation, the sizeable pool capitalises on its surrounding greenery to provide a unique swimming experience that grants both a view into the horizon as well as the cooling greenery of its immediate gardens. The scale and landscaping features of the garden provide healthy access to open air and greenery, a feature that is heavily valued by high rise residents. Kept free from built massing, the landscaped courtyard forms the heart of the development and offers a tranquil urban oasis.
